Overview
Spartan Invest is a full-service, turn-key real estate investment firm specializing in property acquisition, renovation, and property management; we are seeking a Wholesale Property Buyer (or Acquisition Agent) to join our existing team. Target candidates will be goal oriented, self-motivated and have excellent critical thinking skills.

The Spartan Invest process begins with the purchase of each property. All aspects of the life cycle from purchase price to rental rate and renovation budget are determined at the time of acquisition using our internal custom calculator. It is crucial for individuals in this role to follow Spartan Invest guidelines for renovation budgeting and rental ranges in order to position the project for success at each point in our process.

Responsibilities:
Develop leads through direct mail campaigns, foreclosures, agents, and wholesalers.

• Evaluate a minimum of 30 properties a week, which includes but is not limited to:
  • Estimated rent for each property
  • Positive and negative comments for each property
  • Renovation budget/determining max reno/noting major structural, electrical, plumbing, safety issues for the construction team
  • Determining must sell price for investors/sales reps
  • Ensuring the proper gross profit spread for each property and working to increase margin through negotiation
• Place at least 3 properties a week under contract with a minimum conversion rate of 10%
• Ensure that investor and company returns are in alignment with expectation
• Ensure that every renovation budget (under contract) is verified by the construction team
• Audit foreclosures in our target markets for purchase
• Build relationships with Birmingham area wholesalers
• Maintain Spartan Invests position as an industry expert by participating in local real estate wholesaling events and other similar initiatives
• Take an active role in lead generation campaigns, market blitzes and call parties

Expectations:

• Meet or exceed published KPIs to ensure that profitability and volume targets are met
• Adequately balance administrative and in-field responsibilities
• Effectively communicate and partner (as needed) with in-office and outer market staff
• Prioritize closing a minimum of 13 properties per quarter

Total Compensation
The compensation package for this role includes a base annual salary of $52,500 to $57,500 DOE as well as the potential for performance bonus up to 20% after six months in role. We offer a comprehensive benefits package including PTO accrual that begins on day one and 401K with employer contribution after one year of service. We observe eight paid holidays in addition to PTO accrual and we offer paid parental leave after one year in role.
