Property Manager

Job Description:

BacX is a leading property management company dedicated to providing exceptional service to property owners and tenants alike. We specialize in managing residential and commercial properties, ensuring optimal performance and value for our clients.

We are seeking a skilled and detail-oriented Property Manager with experience using AppFolio property management software and a strong background in accounting. The successful candidate will be responsible for overseeing a portfolio of properties, handling all aspects of property management, financial reporting, and tenant relations. The ideal candidate will have excellent organizational skills, a customer-focused approach, and a deep understanding of property management principles and practices.

Key Responsibilities:

Property Management:

Oversee a portfolio of residential and commercial properties, ensuring they are well-maintained and operating efficiently.

Conduct regular property inspections to identify maintenance needs and ensure compliance with lease agreements and local regulations.

Coordinate repairs and maintenance tasks with vendors and contractors to ensure timely resolution of issues.

Respond promptly to tenant inquiries and concerns, maintaining positive relationships and addressing any issues that may arise.

Financial Management:

Utilize AppFolio property management software to manage financial transactions, including rent collection, invoicing, and accounts payable/receivable.

Prepare and distribute monthly financial reports, including income statements, balance sheets, and cash flow statements, to property owners.

Monitor property budgets and expenses, identifying opportunities for cost savings and efficiency improvements.

Coordinate with accounting team to ensure accurate record-keeping and compliance with financial regulations.

Lease Administration:

Oversee the leasing process, including marketing available properties, screening prospective tenants, and negotiating lease agreements.

Maintain accurate lease records and ensure compliance with lease terms and rental policies.

Conduct lease renewals and rent increases in accordance with company guidelines and market trends.

Compliance and Risk Management:

Stay up-to-date on relevant landlord-tenant laws and regulations, ensuring compliance across all properties.

Address any legal or compliance issues promptly and appropriately, seeking guidance from legal counsel when necessary.

Implement risk management strategies to protect the interests of property owners and minimize liabilities.

Qualifications:

• Bachelor's degree in Business Administration, Real Estate, Accounting, or related field.
• Minimum of 5+ years of experience in property management, with a focus on residential and/or commercial properties.
• Proficiency in using AppFolio property management software and other relevant technology platforms.
• Strong financial acumen and experience with budgeting, financial reporting, and accounting principles.
• Excellent communication and interpersonal skills, with the ability to build rapport with tenants, property owners, and vendors.
• Detail-oriented approach with strong organizational and time management skills.
• Knowledge of landlord-tenant laws, fair housing regulations, and other relevant legal requirements.
• Professional certification (e.g., Certified Property Manager, Real Estate License) preferred but not required.

Job Type: Full-time

Pay: $100,000.00 - $120,000.00 per year
