This person is passionate about talking to and learning about people. If they dont get excited about spending hours on the phone every day, this probably isnt the best fit. They are competitive by nature and enjoy beating their personal goals and celebrating their wins with the team. While they may be used to high pressure sales environments, we are looking for someone skilled in discovery, going deep with a prospect & aligning with them to solve their problems. Its critical that they can flex (tonality, vocabulary, voice) between inbound/outbound sales calls and database nurture calls which are more fireside chat conversations. They are able to portray the Bespoke Homes voice that aligns with our brand.

Their written and verbal communication skills are on point no room for typos or bad grammar. They are resourceful with a get it done, figure it out attitude. Being detail oriented, this person tracks results consistently, can follow a process consistently and is good with the database details (changing stages, ensuring the lead source is entered, following action plans, leaving detailed notes). This person is comfortable working in the office as well as independently from home.

Lastly, this person is a builder. They can see opportunity, execute and create systems for growth. Ultimately have a desire to expand the business and lead an organization to achieve higher goals.

Your ONE THING (20%)

Set Seller & Buyer Appointments for the Sales Team to Achieve Sales/Growth Targets

  • Field all inbound leads & convert to appointments or nurtures with a high speed to action and relationship cultivating via phone calls, texts, emails and mailers (internet leads, social media leads, agent referrals, sign/office calls, open house leads)
  • Actively prospect for seller & buyer leads to convert to appointments (outbound prospecting)
  • Know your sales team and each agents strengths, coverage areas, conversion rates to determine the best agent to convert the lead and service the client at a high level
  • Minimum standard of setting 1 qualified appointment per day for your agent partners
  • Pre-qualify every appointment - Qualify leads to accurately convey motivation, competition, and financial specifics to your team of real estate agents that will service the lead
  • Ensure all contact attempts are logged along with thorough notes in our CRM
  • Set your agents up for success with strong communication and value-add prior to the appointment
  • Follow-up on appointments set to ensure they were held and converted

Prospect for Seller & Buyer Leads

  • Proactively prospect for seller & buyer leads Database, CRM Pond, FSBOs, Zillow Make Me Move, social media messaging on Facebook and Linked In, B2B, seminars, networking events, rental leads to buyers, affiliates, referral agents
  • Identify & bring new lead sources to the team
  • Manage 3rd party sites and increase lead volume (Zillow, Trulia, [please apply online] Google, Yelp, Homelight, Next Door, etc.)
  • Track affiliate referrals & hold them accountable to results, mid-year or quarterly check-in with affiliates on referrals versus goal/last year
  • Cultivate agent referrals through KW Command and Facebook
  • Lead complementary marketing programs: ie: Expired/FSBO, Just Sold Postcards, Create & Assign drip campaigns/smart plans to nurtures

Cultivate & Nurture Long Term Leads/Database

  • Participate with the team in calling METS around Bespoke Insiders events & rewards
  • Call old leads in database to resurrect opportunities
  • Ensure we have powerful sales emails and follow-up action plans working for us
  • Establish farm areas alongside our agents and implement systems that work the farm ie: FLX Lake properties

Lead Tracking & Management

  • Manage/oversee/route/track all leads - Ensure that all leads are properly contacted and followed up with
  • Report on leads & results daily/weekly to leadership team (create meaningful actionable reports)
  • Update CRM with detailed call notes for sales team after each call
  • Monitor leads that the sales team is working to ensure they are leaving notes, following up & moving the lead forward. Step in where needed to move it forward
  • Accurately track and report productivity metrics weekly
  • Update all online portals for inbound leads with lead status weekly
  • Track all agent referrals and report status to referring agent

Know Your Conversation Guidelines

  • Practice (daily) and follow recommended dialogues/conversation guidelines to deliver the team value proposition and handle objections
  • Join ISA /OSA(inside sales agent/outside sales agent) groups to network and learn from other top performers
  • Understand and internalize evolving real estate trends in local market
  • Understand and adhere to local, state, and federal laws regarding real estate brokerage services

JOB REQUIREMENTS

  • Licensed Real Estate Salesperson in NYS
  • High school graduate
  • 2-3 years of sales inbound sales/prospecting experience
  • Demonstrable record of sales success against quotas
  • Database management experience preferred
  • Proficient with CRMs, auto-dialer, Microsoft Excel

Location: This position will be a hybrid position with place of work starting in our Brighton office location, with the opportunity to earn hybrid office/remote work privileges.

Salary: Base + Commission
