Property Services Managers are team players with keen problem-solving abilities. They work closely with Property Manager(s) and contribute to the smooth functioning of commercial real estate properties by handling administrative tasks, maintaining tenant relations, and supporting overall property management efforts.
Responsibilities: Property Services Managers play a crucial role in the day-to-day operations of commercial properties. Key responsibilities include:
- Property Maintenance and Oversight:
- Ensure that commercial properties are well-maintained and in good condition.
- Oversee routine inspections to identify and document maintenance or repair needs.
- Address safety hazards promptly and coordinate necessary repairs.
- Tenant Relations:
- Manage tenant relationships by addressing their concerns, inquiries, and requests.
- Facilitate communication between tenants and property management.
- Lease and Contract Assistance:
- Assist with lease compliance issues involving tenant responsibilities.
- Financial Aspects:
- Assist with budgeting and financial planning for the property.
- Administrative Duties:
- Liaise with residents and third parties regarding property-related matters.
Qualifications of Property Services Managers:
- Experience in:
- Problem solving and the ability to diagnosis situations quickly, such as water leak detection, or other tasks requiring basic knowledge of commercial construction.
- Property management, real estate, or related roles are valuable. This can include internships, assistant positions, or relevant work experience.
- Construction and trades such as Heating and Air-Conditioning (HVAC), Plumbing, Electrical, and Roofing.
- The ability to choose the right contractor for a job and oversee correction of problems through final inspection and billing.
2. Valuable Knowledge and Skills:
- Real Estate Regulations: Familiarity with local, state, and federal regulations related to commercial real estate.
- Property Management Software: Proficiency in using property management software for tasks like lease tracking, maintenance requests, and financial management.
- Financial Acumen: Understanding of budgeting, financial reporting, and rent collection.
- Communication Skills: Excellent verbal and written communication skills for interacting with tenants, property owners, and vendors.
- Organizational Abilities: Strong organizational skills to manage multiple tasks efficiently.
- Attention to Detail: Ensuring accurate lease documentation and property records.
- Team Player: Collaborating with property managers, maintenance staff, and other team members.
- Adaptability: Ability to handle unexpected situations and changing priorities.
- Ethical Conduct:
- Upholding high ethical standards in dealing with tenants, property owners, and colleagues.
4. Work Environment and Physical Demands: Position can involve walking area of large building daily; lifting and carrying items weighing up to approximately 50 pounds as well as bending, stooping, climbing ladders, and moving in and around confined spaces.
